Obtaining
pre-approval before you start looking for
a property means that you can bid at auction
knowing that your finance has been approved
– conditional pre-approval is valid
for up to 3 months.
Tips for finding the right property:

Research property
sales history in the area you want to
buy and familiarise yourself with the
prices in the area.

Make sure you
check for things such as schools, shops
and public transport nearby which may
be relevant to your needs.

It is worthwhile
organising a building inspection to
ensure that there are no structural
problems or termites, and a valuation
by an independent real estate agent
or valuer1.
Signing the Contract of Sale
You should seek legal advice before signing
the contract – a solicitor will be
able to advise you on any conditions of
the sale or restrictions in relation to
the property, eg easements and covenants.
You will need a solicitor or conveyancer
to assist you through to settlement of your
loan.
If you are going to sign a contract without
previously arranging finance, you should
always sign with a condition eg “subject
to finance by Victoria Teachers Credit Union”.If
you are planning to purchase at auction,
you do not have this option.
